Most visible tiling faults are setting-out faults: thin cuts at a doorway, joints that do not line up between rooms, or a pattern that drifts along a corridor. Good fixers set out from centre lines and key features before fixing the first tile, so cuts fall where they are least seen. Agree the setting-out of the first room with your engineer, and give the fixers the tiling layout drawings if your project has them.
Tiles are only as flat as the surface under them. Screeds must be cured, level and clean, and walls plumb and sound. The adhesive has to suit the tile and substrate, and larger tiles need full coverage, often by buttering the back of the tile as well as the bed. Hollow-sounding tiles crack later. In bathrooms, kitchens and wet rooms, tiling sits on a waterproofing membrane, and floors fall to the drains. The membrane is applied and tested before tiling, and the fixer must not damage it. Falls are set in the screed or bed so water does not pond. State whether waterproofing is by others or part of the tiling scope, and share the wet-area details.
Large-format porcelain tiles look seamless when done well and show every flaw when done badly. They are heavy, flex during handling, and need very flat substrates, full adhesive coverage and levelling systems to control lippage between tiles. Not every fixer is used to them. Give the tile sizes in the RFQ, so fixers with large-format experience are put forward.
Tile fixers usually work with helpers who mix adhesive, carry tiles and cut, one helper often supporting one or two fixers. They follow screeds and plaster, and a finishing foreman sequences tiling with MEP fittings and joinery. Marble fixers take the stone areas in the same building. Send the areas, tile sizes and release dates, and the crew is sized for your programme.
