Setting out errors are the most expensive errors on site

Almost every other trade builds on top of the survey. A column set out wrong is not a survey problem for long; it becomes a structure problem, then a facade problem. This is why survey cover is worth holding continuously rather than calling in when something is already suspected to be out.

Say which instruments the scope needs

Total station, GNSS and level work are related but not interchangeable in day-to-day competence, and neither is the software behind the as-builts. Naming the instruments and the deliverable format in the requirement gets a closer match than the job title alone.

Control first: the survey grid

Setting out is only as accurate as the control it starts from. Before anything is set out, the surveyor checks the project control points and benchmarks against each other and against the drawings, and reports any that have been disturbed. On long projects, control is re-checked at intervals because construction traffic moves pins and pegs. A surveyor who checks control first saves the project from building a whole floor on a disturbed point.

As-built surveys and quantities

Surveyors do not only set out. As-built surveys record what was actually built, for handover and for the next trade, and volume surveys measure excavation, fill and stockpiles for payment. Both need agreed methods and formats with your quantity surveyor or consultant. State if the scope includes as-builts or quantity measurement, so surveyors who have produced them are put forward.

Hand over the project control points and benchmarks, and have the surveyor check them against each other before any setting out.
Check the first setting out independently, with your engineer or a second surveyor, before the trades build on it.
Check the calibration certificates of the instruments that will be used, whoever supplies them.
Agree the deliverable format for as-builts and volumes, such as coordinates, CAD drawings or reports, before the first survey.

Typical crew shape

A surveyor usually works with a chainman or helper holding the prism or staff, and hands data to an AutoCAD operator where it has to be drafted. On site, the surveyor sets out for the civil foreman and checks work for the civil engineer. Large sites or earthworks may need a second survey team to keep ahead of the trades.
